Building amenities include a private gym, community lounge, work from home space, artist workroom, karaoke room, onsite parking, a community rooftop terrace with grills, and private terraces.

INVESTMENT STRATEGY

The Clinton Hill neighborhood has seen a recent influx of young urban professionals wishing to take advantage of the neighborhood’s lower living costs compared to areas of Manhattan.  With its proximity to Pratt Institute, Clinton Hill has a great artsy vibe and a number of nice restaurants, shops, and coffee shops along Myrtle Avenue, which makes it an attractive home to many students and artists. With continued development, we saw the potential growth and transformation of the neighborhood from a campus hub, to a vibrant community for families to expand.

We focus on standing out in an area where new buildings continue to rise. The building’s art-centric amenities, including its in-house gallery and workroom, and its work-from-home space, serve this young, creative clientele. As additional amenities a karaoke machine, guitar, and keyboard were added after a year to cater to the needs of the musical tenants.  We plan seasonal programming like rooftop yoga and concerts for residents as well. Duplex apartments with large, easily dividable areas make great spaces for students to share or families to expand as they continue to rent at 180 Franklin. we focus not just on renting apartments, but on the overall experience.
