Shoppes at Woodhill is a 54,127 sf shadow anchored shopping center located Columbia South Carolina. The three spaces are fully occupied by Barnes & Noble, World Market, and Party City. The Property is shadow anchored by the only Target in downtown Columbia, SC. The outparcels have an excellent mix of tenants including national tenants such as Chipotle, Panera Bread, and Starbucks. Columbia sits approximately 1.5 hours between Charleston, SC, Charlotte, NC, and Greenville, SC, and has excellent highway connectivity. Doral, home to more than 250 corporations, is the fastest growing large city in Florida and a high-income growth area.  The property is the beneficiary of the submarket’s supply constraints and continuing housing demand. We have maintained an equity interest in the project since December 2021.

Grayson Trace

Located in northern Birmingham, Grayson Trace contains 40 two-bedroom apartments featuring well-designed large floor plans that make it an ideal option for workforce housing. Its peaceful environment contributes to extremely low turnover with minimal annual availability.

Cornerstone

Located in eastern Montgomery, this 226-unit property is comprised of one-, two-, and three-bedroom units as well as flats and townhomes. Just off Vaughn Road and adjacent to Taylor Road, Cornerstone is situated with easy access to quality retail in an area with increasing demand for higher-end apartments. The property rebranding program includes a new identity, renovation of the clubhouse, pool, common areas, and unit upgrades.

Independence Square

Conveniently located near the Naval Shipyard in the historic Brentwood area, Independence Square features 152 comfortable and affordable one-, two- and three-bedroom apartment homes. We have maintained an equity interest in this property since March 2021.

The Oaks of Dunlop is conveniently located within walking distance of Dunlop Village Shopping Center and offers easy proximity to I- 95. The newly-renovated, fully-equipped apartment homes are complemented by community amenities featuring a pool, clubhouse, playground and volleyball court. We have maintained an equity interest in this property since March 2021.

The Artisan at Lawrenceville

The Artisan at Lawrenceville (formerly Eaves Lawrenceville) is a 632-unit property, located in a supply-constrained submarket near Princeton in affluent Mercer County. The complex will undergo an extensive value-add renovation to the property exterior as well as interior upgrades to larger units. We have maintained an equity interest in the project since November 2021.

Winner’s Circle

Winner’s Circle at Saratoga, a 782-unit apartment community, will undergo a modest interior value-add upgrade to align rents with the property’s competitive set. Saratoga Springs has experienced strong population growth over the past decade as a result of a combination of high-paying jobs and low unemployment and is expected to continue to benefit from its popular tourism industry. We have maintained an equity interest in the property since August 2022.

Hickory Knoll

Located in the affluent Homewood submarket, this 160-unit apartment complex features proximity to highly rated schools and easy access to downtown. The property was purchased from the original developer who made only modest upgrades over the span of four decades. Our repositioning program included the addition of a suite of amenities including a renovated clubhouse, pool, a new fitness center, outdoor BBQ kitchen, firepit lounge, game lounge and dog park.

Harris Crossing

Harris Crossing is a 65,000 sf grocery anchored shopping center located in the affluent area of Wake Forest, North Carolina, just north of booming Raleigh.  The rapidly growing area of Wake Forest boasts many new residential developments with average household incomes of $111,000 in a 5-mile radius of the center.  This Harris Teeter anchored shopping center has direct frontage along Wake Forest’s busiest retail corridor US 1 / Capital Boulevard.  Other destination tenants includes Johnny’s Pizza and Asian Garden.  It also includes a future development site of 7,000 sf.  A new Planet Fitness and Heartland Dental have recently opened adjacent to the property.

Glasshouse250

The community facility condominium unit at the Oceana complex, in Brighton, Beach is occupied by Maimonides Medical Center. Comprised of  610 sf on the ground floor and 14,880 sf on the second floor, the property provides medical services to the local community and surrounding areas of south Brooklyn. The Coney Island Avenue building is equipped with two medical-sized elevators and is in a Prime location with tremendous exposure to pedestrian, vehicular, and subway traffic.

There is easy accessibility via the Northeast Regional line at Main Street Station, and the Downtown Expressway, I-95, and Main Street make the properties an easy drive away. With its thriving culinary and arts scene, its historical charm, and its strong corporate presence, Muss jumped at the opportunity to invest in Richmond’s strong market.

Summerchase at Prattville is located in Prattville Alabama and is Muss’s second acquisition in this residential neighborhood. Located a short distance from Montgomery, Summerchase at Prattville offers residents a charming and convenient lifestyle, with easy access to city life. After seeing the strength of the market with the acquisition of The Park in early 2019, Muss jumped at the opportunity to reinvest in Prattville.  The most notable features of the market include the strong school system, quality retail and commercial establishments, and direct access to the primary I-65, the primary north-south commuter route.

Summerchase at Prattville is comprised of 152 one, two, and three-bedroom apartments, a fitness center, swimming pool, tennis court, picnic area and clubhouse. Muss acquired Summerchase at Prattville in Fall 2019. 

The Park

Located in residential Prattville, Alabama and just a short distance from Montgomery, The Park offers the comforts of small-town luxury living, with easy access to bigger city life. Prattville offers residents good schools, quality retail, and commercial establishments, and has direct access to Interstate 65, the primary north-south commuter route. With limited land available for new development and low vacancy rates, Muss understood the strong value of investing in this market.

The Park is comprised of 259 one-, two-, and three-bedroom apartments as well as three-bedroom townhouses, a resort-style swimming pool, a fitness center, landscaped grounds, a playground, and screened balconies and porches. The Park offers elegant living in a desirable neighborhood. Muss’s acquisition of The Park took place in early 2019.

Wall St is the development site of a future residential building in St. George. St George is home to the Staten Island Ferry, outlet shopping, and panoramic views, all of which will add appeal to the building and its future tenants.

64 West 48th Street

Acquired in 2008 with the goal of repositioning the property as a first-class boutique office building, 64 West 48th Street has undergone a multimillion-dollar capital improvement program. Forest View is located right off Queens Boulevard, accessible via all forms of public transportation, and close to all the major highways. Its proximity to all area hospitals allows for almost immediate access to critical care when needed. Forest View is located in a safe residential area with on and off-street parking available.

Clove Lakes Nursing Home

Clove Lakes Health Care and Rehabilitation Center of Staten Island is the largest facility in the State with 576 beds. Amenities consist of a coffee shop, gift shop, greenhouse, on-site beautician and barber, a 4,000-square-foot fitness center and atrium dining room. Comfortable rooms for residents overlook scenic landscaped gardens and grounds.

New York Marriott at the Brooklyn Bridge

In 1998, after 15 years of planning and tenancity, Muss Development opened the first hotel to be built in all of Brooklyn in over 50 years. Its immediate success prompted planning for its expansion, which in turn led to the construction of several new hotels in Downtown Brooklyn.

The hotel, part of the larger Brooklyn Renaissance hotel/office complex, now comprises 667 guest rooms, 51,000 square feet of public meeting and conference space, including an 18,000-square-foot ballroom (the fourth largest in New York City) with seating for 2,000 people. The underground parking garage can accommodate 1,100 cars.

The hotel tower, linked to the existing hotel by a pedestrian bridge on the second floor, was opened in 2006. The expansion has enabled the hotel to successfully position itself to host larger groups, trade shows, and business meetings, further enhancing its importance to Downtown Brooklyn. 865 Lexington Avenue is a 5,000 sf retail condo located on the ground floor of the Touraine, a luxury residential condominium.  The retail condo is located on the corner of 65th and Lexington Avenue in the Upper East Side.  European cafe chain Le Pain Quotidien is the tenant at the property, serving high end quick serve fare in the heart of the tony Upper East Side.

Brooklyn Renaissance Plaza

It took 15 years to turn a small city-owned park on top of a parking garage into the great accomplishment that is Brooklyn Renaissance Plaza. Patience and persistence paid off, as the mixed-use office tower, complete with a seven-story hotel at its base and an underground parking garage, became an instant hit. This property was key to the revitalization of the heart of Downtown Brooklyn.

Muss purchased a 101,789 sf vacant lot in the heart of Sheepshead Bay.  Muss partnered with Avalon Bay to develop 250,000 sf of rentals and condominiums. 

With ceiling heights of ten feet or more and sweeping floor-to-ceiling windows, airy living areas in the luxurious 56 condominiums, highlight endless ocean and city views. At 30 stories, 1 Brooklyn Bay is South Brooklyn’s tallest residence with 33,500 square feet of indoor and outdoor amenity space including a state-of-the-art fitness center, resident lounge, children’s playroom, outdoor swimming pool with multiple seating areas and outdoor barbecues, an outdoor bocce court and pool table. The building stands out as the apex of luxurious high rises in the South Brooklyn area.

 

1600 Sheepshead Bay Road

345 Adams Street

345 Adams was originally built as the headquarters of the Brooklyn Edison Company and owned by the City of New York. In 2008, Muss agreed to purchase the first two floors and undertake a unique visionary renovation of the Renaissance Revival-style property, restoring its elegant beauty.

Arched windows were carved into a former “big blank wall” extending to the Willoughby Street side of the corner property. A drop ceiling in the 23-foot-tall corner space was removed and restored to its original height with its original details, including moldings, light fixtures, and detailing at the top of its columns. The Adams Street side will have a completely new facade.

Since its opening, a new and expanded Ideal Fresh serves the local population.

Located to the west of Prince’s Bay on the South Shore of Staten Island, Rossville is served by local and express buses.

Jerusalem Avenue Shopping Center

This single-story retail center is located in the unincorporated hamlet of Hicksville, an upscale suburban area of Nassau County on Long Island with an average household income of over $100K. Best Market is the anchor tenant; other tenants include eateries and service-oriented businesses.

Willets Point

Situated in a solidly middle-class neighborhood on the southeast corner of Francis Lewis and Willets Point Boulevards, this retail strip mall is a few blocks away from the Cross Island Expressway. Tenants include medical and dental offices, a delicatessen, hair and nail salons, as well as other retail stores. The property has a loading area and driveway at the rear of the building.

Eltingville Shopping Center

Highly visible in a main business district, the Eltingville Shopping Center is the major shopping destination for residents of a diverse, densely populated community of mostly single-family homes. In February, the largest CVS in the United States opened its doors, replacing a King Kullen supermarket. Right next to the record-setting CVS, a division of Key Foods launched its upscale gourmet food market, Fresh & Save. A separate 2-story retail and office space houses several chain stores and independent businesses.
